If you cross one of the six Belgrade bridges from the center of Belgrade, you will find yourself on the city’s most famous plain – in the municipality of Novi Beograd. It is the fastest growing Belgrade municipality, which represents the corporate center of the city.

Although there is a written document that in 1512 there was a settlement with 32 houses, the construction of today’s Novi Beograd began in 1948. The municipality of Novi Beograd was formed in 1953, as a symbol of the then government, modernization and industrial progress. It was designed as a modern, business center of the country. Today, it is the seat of numerous domestic and foreign companies, among which the financial, service, commercial-representative, commercial, sports-recreational and construction sectors dominate.
In contrast to the old part of Belgrade, which was built on 32 hills, the main characteristic of Novi Beograd, with the exception of the western part (Bežanija), is an extremely flat terrain. Novi Beograd has 200 single-family homes and six large residential buildings. One of the most famous buildings is the “West Gate of Belgrade”.
In the desire to stand out from the architectural monotony and to identify with their surroundings, the people of Novi Beograd gave different names to certain new buildings or groups of buildings. Airport City Belgrade was built on the site of the original airport, the first business park in Serbia. In 2006, the OECD declared this project the best greenfield investment in the region.
The municipality is divided into several local communities, and in the five decades of its existence, some of its parts have gradually become separate districts. One-story, single-family houses can only be found on Bežanijska Kosa and Ledine. The remaining approximately 80,000 Novi Beograd apartments are located in multi-storey residential blocks.
Proximity to the Nikola Tesla airport and international roads, proximity to the bus station, wide boulevards and a handful of parking spaces is a great advantage of Novi Beograd. It is connected to the rest of the city by numerous lines of public transport. As an additional connection, there are also trams. This entire area is criss-crossed by modern roads with a length of 160 kilometers. Also, the European route E-75 passes through the center of Novi Beograd.
The eight-kilometer section of the “Miloš Veliki” highway was put into regular traffic in April last year. It stretches from Novi Beograd to Surčin and has a key importance for the whole of Belgrade and an important role in the daily journey of a large number of people. With it, the exit to the highway “Miloš Veliki” was shortened by about 10 kilometers.
There are 35 preschool institutions, 22 primary and 8 secondary schools in the municipality of Novi Beograd. The Faculty of Dramatic Arts, College of Tourism in Belgrade, Higher Technical School of Vocational Studies and three private faculties are also located on the territory of the municipality.
What Novi Beograd is known to students for is the Student City, a complex of buildings that make up the largest home of students at the University of Belgrade. The complex was built to meet the housing needs of students, who come from all parts of Serbia.
The Sports Center Novi Beograd is home to SRC (Sport Recreational Centre) “11. april” and Sports Hall. SRC “11. april” has numerous contents, primarily intended for recreationists. It is the only facility with outdoor swimming pools in the territory of Novi Beograd.
The sports hall is the oldest sports facility in Novi Beograd, which has had top sports clubs since its foundation. Although it provides services to professional athletes, it is also open to recreational players. In addition to the large hall, three universal halls, a professional gym and table tennis tables are available to users. The most attractive area of the Sports Hall is the large hall, with a capacity of 5,000 seats. It is the venue for many sports and cultural events.
In addition to the Museum of Contemporary Art and the Historical Archive of Belgrade, there is the Novi Beograd Cultural Network, the Student City Cultural Center and the Student Cultural Center. The Duško Radović theater is intended for the youngest, and there are three large cinemas for both children and adults.
There are nine libraries in Novi Beograd. The library department “Vuk Karadžić” Novi Beograd is part of the network of the Belgrade City Library and has a fund of about 110,000 items of library material. Ušće and Delta City are the two largest shopping malls in Belgrade with a large number of world brands. In addition to them, you can also shop at TC Piramida or TC Immo Outlet Center. Shopping, in addition to walking along the river and work, is one of the main reasons for crossing the bridge from the old part of Belgrade.
Numerous parks, forested plateaus, promenades and lawns have contributed to the fact that Novi Beograd is one of the most desirable places to live and work. Synonymous with Novi Beograd is a long promenade with rafts along the Sava and the Danube rivers and a large number of green areas, the largest of which is Ušće Park. With neat lawns, numerous rows of trees, parks and wooded plateaus, Novi Beograd is the municipality with the most greenery.
If you are a fan of cycling, then this part of the city is ideal for you, because it is completely adapted to cyclists. The total length of bicycle paths in Belgrade is 55.6 km, of which 36.3 km is in Novi Beograd.
The price of a square meter in Novi Beograd is continuously increasing, ranging from around 1,200 euros in 2015 to over 2,400 euros in 2023. Old buildings in Novi Beograd experienced a price jump of over 300 euros per square meter from 2022 (2100 euros), reaching an average price of 2,400 euros in 2023. The price of new construction, on the other hand, recorded an increase of 466 euros per square meter and reached 2,968 euros in 2023.
In its latest report, the Republic Geodetic Authority found that in the second half of 2023, the average price of a 66m2 apartment was around €2,680/m2. In October last year, the average price per square meter in the new residential complex Kennedy Residence was 2,828 euros, in the Petica complex 2,850, while in the Wellport complex it was 2,828 euros.
According to the records of the website Nekretnine.rs, the average price of all advertised apartments in this municipality at the beginning of this year was 2,605 euros, which gave Novi Beograd the third place in terms of average price. Above it are the municipalities of Stari grad and Vračar. According to the latest information from the website Cenenekretnina.rs, the average price per square meter of an apartment in Novi Beograd in February was €2,714/m², which represents an increase of 3.6% compared to January.
Although Novi Beograd meets all requirements for modern life, buying an apartment or office space in Novi Beograd has also proven to be a safe and profitable investment.
