Real Estate Prices in the Three Largest Cities in Serbia

Belgrade Waterfront, one of Serbia’s most ambitious and modern projects, is attracting the attention of both domestic and international investors. This completely new urban area in Belgrade has quickly become a symbol of the Serbian capital. The project, worth $3.5 billion, was initiated by the Serbian Government with partners from the United Arab Emirates.
The goal of the project is to transform a part of the Savski Venac district, which is excellently positioned, making it a perfect place for living and working. The ideal location with a landscaped promenade, quality construction, and buildings with pools, reception areas, and spacious garage spaces offer a perfect living space for business people and families.
Due to all its advantages, Belgrade Waterfront is internationally recognized as a safe investment destination. According to “Belgrade Waterfront”, the current investment return trend has shown that the value of square meters increases by as much as five percent annually. This is evidenced by the fact that, for example, average apartment prices in the second quarter of 2022 increased by 10-11% compared to the first quarter, according to the report of the Republic Geodetic Authority.
Past experience has shown that purchasing in construction and paying in stages of construction is highly profitable. Until the middle of last year, over 6,000 apartments were sold, 14 buildings were constructed, and 3,000 apartments were inhabited.
In the third quarter of last year, 182 apartments were sold, with prices ranging from 3,433 to 9,475 euros, averaging at 4,390 euros. Besides the simple calculation and secure investment, here’s why Belgrade Waterfront is so popular and why it represents the safest investment in Belgrade.

From Plan to Realization
As early as the mid-eighties of the last century, a group of Belgrade architects made a project aimed at reorganizing and revitalizing this part of the city. By expanding old Belgrade towards the Čukarica municipality and building New Belgrade, this area practically found itself near the city center but was underdeveloped.
Although the idea existed much earlier, the Belgrade Waterfront project was officially launched in 2014 by the Serbian Government. It is implemented in cooperation with Eagle Hills from Abu Dhabi, a leading company in private investments and investment development, present in urban development projects in Asia, Africa, and Europe. The Serbian Government provided the land, while development and financing were entrusted to Eagle Hills. The ownership share of this company is 68%, while the remaining part is owned by the Government of the Republic of Serbia.
This part of Belgrade has undergone drastic changes to begin construction. The plan envisages the construction of 1.85 million square meters of luxury residential and business space. When fully built, it will also contain eight hotels with 2,200 rooms and has already completed the largest shopping mall in the Balkans – Galerija. The planned gross area of the business space is 250,000 m², while the expected number of residents of the entire complex is 14,000. The central place of the project is occupied by Kula Beograd, 168m high.
Although a large part of the work is completed, much more still needs to be built for the project to come to life exactly as planned. The plan is to build the entire project over the next 10, and at the latest, 30 years.
Although the project is not yet completed, some of the residents of Belgrade Waterfront are already enjoying luxury apartments. They particularly emphasize the good location, which provides them with a beautiful view of the river and excellent connectivity with all other parts of the city.

Real Estate Prices and Prospects
For years, the demand for apartments in Belgrade has far exceeded the supply, traditionally keeping real estate prices at a very high level. Therefore, buying an apartment in Belgrade is a safe investment, and whether you want to rent or sell the apartment afterward, the profit will be much greater compared to other types of investments.
Currently, rental prices range from 800€ for a 37m² apartment, 1200€ for 56m², 1800€ for 82m², then 2,000€ for 119m², etc. Of course, prices depend on various factors, such as the apartment’s furnishings, so the offer varies, usually higher.

When you buy an apartment under construction, sellers may send you monthly photos with reports on construction progress. Once the final technical inspection is completed, the official ownership rights are transferred to you.
